Pokeno has changed fast. What was a quiet rural town a decade ago is now one of the fastest-growing communities south of Auckland, with new subdivisions filling in around the older township. That growth brings a specific set of building challenges that need more than generic advice.
Maybe you have bought a new-build home that ticks the boxes on paper but the open-plan layout does not actually work the way your family uses the space. The kitchen feels disconnected from the lounge, there is no mudroom for school bags and boots, or the garage was never designed for a proper workshop. Or maybe you own one of Pokeno’s older homes and want to modernise without losing the space and character that attracted you in the first place.
Either way, you need a builder who communicates properly, prices honestly, and makes the whole process feel manageable. That is how we work.
We are a family-run building company led by Rag Reno’s. We started small, grew deliberately, and built our reputation by delivering high-quality work without the hard-sell approach. Our first apprentice is now our Project Manager, which says a lot about the kind of team we have built over the past decade.
Why Building in Pokeno Requires Local Expertise
Rapid growth and mixed housing stock. Pokeno’s new subdivisions (Hitchen Block, Munro Block, and the surrounding Gateway developments) have different covenants, site conditions, and build standards to the older township properties. The right renovation approach depends on which part of Pokeno you are in.
Ground conditions that vary across the area. Parts of Pokeno sit on clay-heavy ground that affects drainage, foundation decisions, and how extensions should be planned. Getting a geotechnical assessment right and understanding what the soil means for your build is not optional here.
Council boundaries and consenting. Pokeno falls under Waikato District Council, not Auckland Council, which means different plan rules, setbacks, and consenting processes to what applies just up the road in Pukekohe or Tuakau. A builder who knows the territory saves you time and avoids consent surprises.
Why Pokeno Homeowners Choose Rag Reno’s
Communication you can actually rely on. You get access to our project management software with real-time progress photos and notes uploaded daily. Plus weekly onsite meetings where we walk through what has been done, what is next, and what decisions you need to make. No chasing, no guessing.
One price, no surprises. Before work starts, you sign a fixed-price contract. That number only changes if you decide to change the scope. We walk you through every cost-impacting choice during design so the price you agree to is the price you pay at the end.
A family-run, personal approach. John and Sarah are directly involved in your project from start to finish. You are not handed off to a project coordinator you have never met. We bring family values to the build and guide you personally through the process from design to completion.
People you can trust on your property. We work alongside a reliable team of subcontractors and suppliers we know personally. We can tell you exactly who is working on your home at all times.
Safety taken seriously. We partner with HazardCo and use their systems to ensure our sites are run safely for everyone involved, including you as the homeowner.
Our Guarantee: Your Investment Protected
Whether you are renovating an older Pokeno home or reconfiguring a newer one, you need confidence that the result is protected long after the tools are packed up. We are proud members of the Master Builders Association of New Zealand. That means we can offer you a 10-year Master Builder Guarantee on qualifying work, giving you long-term peace of mind that your investment is protected.
On top of that, you get Rag Reno’s own quality guarantee, our personal commitment to standing behind every project we deliver.
Our team is made up of Licensed Building Practitioners, and every project is managed under the Master Build Contract, so your rights, obligations, and protections are clearly documented from the start. After move-in, we check in at 3, 6, and 12 months to make sure everything is performing as it should.
Our Work Across Franklin
We have completed projects across the Franklin district and wider Waikato border area. Here are a few examples of what we deliver:
Lakeside — Complete renovation and extension of a 1970s home. We stripped it back to the shell and rebuilt it with contemporary living spaces, two new extensions, an enlarged internal garage, master ensuite, and full exterior landscaping with a pool area.
Pukeoware — The owners wanted to relocate their house further back from the road, then renovate and extend with a new master suite, larger lounge, covered entertaining deck, and a 6-car garage with workshop. We lifted and moved the existing house, then transformed it beyond the owners’ expectations.
Kennelly Cres — New 4-bedroom home built for a developer, completed on time and within budget. Started with a clear site and left once the ready lawn was laid.

How We Work With You
Our process is designed to remove the guesswork. We use a proven 3-stage system so you always know what is happening and what comes next:
A practical note on renovation budgeting: Most homeowners underestimate how much the planning and design stage affects final cost. Getting selections, specifications, and site decisions locked in properly before work starts is what keeps a fixed-price contract accurate. When builders skip this step, that is where budget surprises come from.
Stage 1: Envision — We start with a straightforward call, then visit your home to understand what you want, what you need, and what your budget looks like. You get a written design brief and a clear concept quote before any commitment.
Stage 2: Design — Working drawings, specifications, selections, and council consent are all handled. We bring key trades on-site to quote from your actual plans so pricing is accurate. You sign the Master Build Contract and receive your Guarantee before a tool hits the site.
Stage 3: Deliver — Regular onsite meetings, daily photo updates through our project management software, and a client walk-through at completion. After handover, we manage all council compliance paperwork and check in at 3, 6, and 12 months.
