Bombay is lifestyle country. Properties here tend to have space, outlook, and a connection to the land that most suburban homes cannot offer. But that does not mean the houses on those properties are working as well as they could.
Maybe you bought a lifestyle block with a solid home that has not been touched since the 1990s. The kitchen is closed off, the master bedroom has no ensuite, and the indoor-outdoor flow does not take advantage of the views you wake up to every morning. Or maybe you need a proper workshop, a minor dwelling for family, or an extension that finally gives the kids their own wing.
We help Bombay homeowners plan and build upgrades that suit the property, the setting, and the way rural life actually works. No pressure, no corporate runaround, just a family-run team that communicates properly and delivers quality results.
Rag Reno’s is run by John and Sarah the way they believe building should work: straightforward communication, honest pricing, and trades who take pride in what they leave behind. We have worked on properties across the Franklin district for over a decade, and our team of Licensed Building Practitioners treats every project as if it were our own home.
Why Building in Bombay Requires Local Expertise
Lifestyle properties with site-driven decisions. On larger Bombay blocks, building decisions are shaped by the land itself. Orientation, prevailing winds, driveway access, water supply, septic systems, and how new work integrates with existing structures all need to be considered before design is locked in.
Variable terrain and ground conditions. Bombay sits on rolling hill country. Sloping sites, clay soils, and drainage patterns can all affect foundation design, retaining requirements, and how an extension or new build should be positioned. Getting this wrong is expensive to fix.
Auckland Council rural zoning. Rural-zoned properties under Auckland Council have specific rules around building coverage, setbacks, impervious surfaces, and earthworks thresholds. Understanding what triggers resource consent versus building consent helps avoid delays and unexpected costs.
Why Bombay Homeowners Choose Rag Reno’s
Practical experience on lifestyle properties. On larger Bombay blocks, orientation, drainage, access, and how new work integrates with existing structures all shape the right approach. We plan around those site realities from day one, not after the design is already drawn.
Pricing that accounts for rural realities. Lifestyle builds have cost drivers suburban projects do not: access, cartage, earthworks, service connections. We price those in upfront so your fixed-price contract is genuinely fixed. No “unforeseen site conditions” variations after the fact.
Weekly onsite meetings and real-time updates. You get access to our project management software with daily progress photos and notes. Plus a face-to-face meeting every week so nothing gets missed and every decision is made together.
Family-run, low-pressure service. John and Sarah are directly involved from start to finish. You are not a number in a queue. We take a personal interest in getting the result right for your family and your property.
Trustworthy trades and safe sites. We work with subcontractors and suppliers we know personally. HazardCo systems on every project keep the site safe and organised.
Our Guarantee: Your Investment Protected
A building project on a lifestyle property is a significant long-term investment. We are members of the Master Builders Association of New Zealand. That means you get the 10-year Master Builder Guarantee on qualifying work, protecting that investment long after the project is complete.
You also get Rag Reno’s own quality guarantee, our personal promise to stand behind every build. All work is documented under the Master Build Contract, and we check in at 3, 6, and 12 months after move-in.
Our team of Licensed Building Practitioners manages every project so your rights, obligations, and protections are clearly documented from the start.
Our Work Across Franklin
We have completed projects across the Franklin district including lifestyle property renovations. Here are a few examples:
Pukeoware — The owners wanted their house relocated further back from the road, then renovated and extended with a new master suite, larger lounge, covered entertaining deck, and a 6-car garage with workshop. We lifted and moved the existing house, then delivered a result beyond their expectations.
Lakeside — Complete renovation and extension of a 1970s home. Stripped to the shell and rebuilt with contemporary living spaces, two extensions, enlarged internal garage, master ensuite, full landscaping and pool area.
Huia Rd — New minor dwelling constructed behind an existing home, plus retaining walls and new deck. Great use of sound insulation between rooms. The owners loved it so much we have since started a major renovation of the main house.

How We Work With You
On lifestyle properties where site planning matters as much as the floor plan, a clear process keeps everything on track. Our 3-stage system works like this:
A practical note on rural builds: On lifestyle blocks, the cost drivers are often different from suburban renovations. Access for materials delivery, connection to services, managing earthworks on slopes, and coordinating trades across distance all affect budget and timeline. We account for those realities in our planning so the fixed-price contract is accurate from the start.
Stage 1: Envision — A proper conversation about your goals and budget, a site visit to understand the property and its opportunities, then a written design brief and concept quote. No commitment until you are ready.
Stage 2: Design — Working drawings, all specs and selections locked in, trades quoting from actual plans on your site, council consent handled. You sign the Master Build Contract and receive your Guarantee before work begins.
Stage 3: Deliver — Regular onsite meetings, daily photo updates through our project management software, client walk-through at completion, all compliance paperwork managed, and follow-ups at 3, 6, and 12 months.
