Hull Road
Description
Project: Complete restoration of a beautiful 1910s Villa, bringing it back to its former glory while adding modern functionality. The home required full interior demolition down to the framing, a comprehensive insulation upgrade, restoration of the original sash windows, and a small rear extension to accommodate an updated kitchen and bathroom – all while maintaining the authentic character of this century-old home.
Challenges: Working with a house over 100 years old presents unique structural and compliance challenges that modern builds don’t face. The original sash windows needed careful restoration to maintain their heritage appeal while meeting current performance standards. Integrating modern insulation and services within heritage framing required creative solutions. The small rear extension had to blend seamlessly with the original villa’s proportions and architectural style. Ensuring all work met current building codes while preserving the home’s authentic character demanded careful planning and experienced craftsmanship.
The result: This stunning 1910s Villa now perfectly balances heritage charm with modern comfort. The restored sash windows and preserved character features, such as the beautiful brick chimney, create an authentic villa feel, while the updated kitchen and bathroom provide all the functionality today’s families need. The small rear extension feels like it’s always been part of the home’s original design. After completing so many Villa and Bungalow renovations over the years, we’re proud to have restored another piece of New Zealand’s architectural heritage. The owners now have a home that honours its past while serving their family beautifully for years to come.
